1. Booking Confirmation

A booking is confirmed once:

  • you have received notification from us; and

  • the required deposit payment has cleared.

The rental agreement is between the Property Owner (“Owner”) and the person making the booking (“Guest”).

The Guest must be at least 18 years old and is responsible for all members of the party.

2. Payments

  • A deposit of [30]% of the total rental cost is required to secure the booking.

  • The remaining balance must be paid no later than [60] days before arrival.

  • If the balance is not received by the due date, the Owner reserves the right to cancel the booking and retain the deposit.

Bookings made within [60] days of arrival require full payment at the time of booking.

3. Security Deposit

A refundable security deposit of £150 is payable before arrival.

The Owner may deduct reasonable costs for:

  • damage to the property;

  • excessive cleaning;

  • lost keys;

  • breach of these terms.

The balance of the deposit will normally be returned within [7–14] days after departure.

4. Check-In and Check-Out

  • Check-in: from [4:00 PM]

  • Check-out: by [10:00 AM]

Early check-in or late check-out may be available by prior agreement and may incur additional charges.

Guests must provide valid identification/passport details before or on arrival as required by Italian law.

5. Occupancy

Only the persons named in the booking may stay at the property.

Subletting, parties, or events are not permitted without prior written approval.

The maximum occupancy is 8 guests.

6. Guest Responsibilities

Guests agree to:

  • keep the property clean and secure;

  • respect neighbours and local noise regulations;

  • avoid excessive noise, especially between 10:00 PM and 8:00 AM;

  • report any damage immediately.

The property must be left in a reasonably clean condition on departure.

7. Utilities and Services

Unless otherwise stated, rental rates include:

  • electricity;

  • water;

  • gas;

  • Wi-Fi;

  • standard linen and towels.

The Owner is not responsible for temporary interruptions to utilities, internet service, or local infrastructure outside their control.

8. Pets

Pets are not permitted.

9. Smoking

Smoking is not permitted inside the property.

Smoking outside is permitted only where safe and all cigarette ends are disposed of responsibly.

10. Liability

The Owner is not liable for:

  • loss, theft, or damage to personal belongings;

  • injury or accidents occurring on the property except where caused by proven negligence;

  • force majeure events including weather, strikes, government restrictions, or transport disruption.

Guests are responsible for ensuring they have appropriate travel and medical insurance.

11. Force Majeure

The Owner shall not be liable for failure to perform obligations due to events beyond reasonable control, including natural disasters, pandemics, war, government restrictions, utility failures, or severe weather.

12. Complaints

Any issue must be reported promptly during the stay so that reasonable steps can be taken to resolve it.

Complaints raised only after departure may limit the Owner’s ability to investigate or resolve the matter.

13. Governing Law

These Terms & Conditions shall be governed by the laws of Italy.

Any disputes shall be subject to the jurisdiction of the Italian courts.
